Information We Collect
Phone Number
Collected to verify your account, to show to landlords when you place an offer (with your consent through the action of submitting the offer), and to send operational notifications you can control in your profile.
User-Generated Content
Listing text, offer comments, and questions/answers you submit. Please avoid including sensitive personal information in free-text fields.
Technical Essentials
Session identifiers and security logs necessary to operate and protect the Service. We do not run analytics or marketing trackers.
SMS Logs
We record delivery status and may record limited message content/metadata for operations, troubleshooting, and fraud prevention. These logs are not publicly visible.
How We Use Information
Authentication and security: Phone verification, fraud/abuse prevention.
Marketplace functionality: When you place an offer, your verified phone number is shown to the landlord of that listing so they can contact you. Other applicants cannot see your phone number.
Notifications: We send transactional/service messages about listing and offer activity. Some categories may be enabled by default; you can disable them in your profile settings. We do not send marketing SMS.
Operations and safety: Logs, diagnostics, and protecting users and the Service.
Sharing and Disclosure
With landlords: Your phone number is shared with a landlord only when you place an offer on their listing.
Service providers: We use trusted providers to host our Service and deliver SMS. They act under contract and access information only as needed to provide services to us.
Legal/safety: We may disclose information if required by law or to protect rights, safety, or the integrity of our Service.
International Transfers
We host data in Germany (Hetzner). SMS delivery may be processed outside Canada (for example, in the United States) by our SMS provider. By using the Service, you consent to these transfers subject to appropriate contractual and technical safeguards.
Your Choices and Rights
Access and correction: You can view/update your phone number and username; contact us to request access to personal information we hold about you.
Deletion: You may request deletion of your account and associated personal information, subject to limited retention necessary for fraud prevention and dispute resolution.
Notifications: Manage categories in your profile. Where available, you may also opt out by replying STOP to an SMS.
Data Retention
Account data: Kept while your account is active and for a limited period thereafter to prevent fraud and resolve disputes.
Phone verification records: Retained only as needed to complete verification and deter abuse.
SMS logs: Retained for operational and security purposes for a limited period and not publicly visible.
Security
We implement administrative, technical, and physical safeguards appropriate to the sensitivity of the information, including encryption in transit and access controls. No method of transmission or storage is 100% secure.
Children
The Service is a general-audience service and is not directed to children under 13. If you are under your provincial age of majority, use the Service with a parent/guardian's consent.
Geographic Scope
We currently operate in Ontario and do not target Quebec residents.
Changes
We may update this policy from time to time and will update the effective date above. Material changes may be communicated in-app or by SMS.
